Summer 2010:
3 Night Minimum

Fall 2010:

2 Night Minimum
Labor Day-2 Night Minimum: Sept. 4th.- Sept. 7th. 2010 (Summer Rates)

Winter 2010 - 2011:
2 Night Minimum: Thanksgiving Nov. 25th-28th, Spring Rates

2 Night Minimum: Christmas Dec 24th-January 2nd, Spring Rates
2 Night Minimum: Martin Luther King (Jan. 15th-17th) Winter Rates/No Winter Deals
2 Night Minimum: Valentines ( Feb. 12th-14th) Winter Rates /No Winter Deals

Spring 2011:

2 Night Minimum: Memorial Holiday (May 27th-29th)

Rate Detail:

All Rates are; number of bedrooms and number of people based.

Two Bedroom: Rates based on 2 people.  ADD $10 for each additional person up to 5 total.

Three Bedroom (Summer & Fall): Rates based on 5 people. ADD $40 for each additional person up to 7.

Three Bedroom (Winter & Spring): Rates based on 5 people. ADD ($20/Winter) or ($30 Spring) for each additional person up to 7.

Policies:
Cancellation: We will refund your deposit less a $35.00 cancellation fee, with a 30 day notice. With less than 30 days notice there will be a $50.00 cancellation fee.
Deposits: A 50% deposit is required to confirm your reservation. IT IS NON-REFUNDABLE WITHIN FIVE (5) DAYS OF YOUR ARRIVAL.
Check-in: youmay check in anytime after 3 p.m. If you are scheduled to arrive after 6 p.m., please notify the office 888.234.4747 to make arrangements for after-hours arrival.
Check-out: You may check out anytime before 10 a.m. There are no late check-outs during the Summer Season.
Pets & Smoking: Neither pets nor smoking are allowed in the units. Smoking is permitted outside the units only. Pets are not allowed on the property and may not be left in vehicles.
Early Departure: There is no refund for early departures.

Quite Time: In respect for other guests and owners, our quiet time begins at 10 pm and last until 8 am. Management reserves the right to address noise issues at any time. All unregistered guests must leave by 10 pm.

Unit Capacity: Unless an exception is granted by management unit capacities are as follows:
1 Bedroom - maximum of 2 people; 2 bedroom - maximum of 6 people; 3 bedroom - maximum of 8 people.  Infants and children count in the occupancy count, however, under age 2 are not billed.

WE DO NOT ALLOW TRAILERS or MOTOR HOMES OF ANY KIND ON THE PROPERTY

Housekeeping: Our Housekeeping staff provides a daily tidy service.  They will remove trash, replace towels not hung up (place towels you want replaced on floor or in shower/tub) and they will make your bed.  The general rule on towels:  if hung up, we do not replace, if on the floor, we do replace.  Please be sure you remove personal items from the bed.  If the Privacy sign is out, we respect that, however our housekeeping staff may not be able to get back to you later in the day because of time constraints.  Please feel free to come by the office to replenish towels and supplies as needed.  Bed sheets are changed after 4 nights stay.   Additional cleaning services may be requested for an additional fee and based on our housekeeper’s load.

NOTE: If you have requested a specific condo, we will try our best to meet your request. However, we reserve the right to move your party to a different condo (prior to your arrival) in order to efficiently book our resort.
